Estrela

Estrela is the genteel heart of historic Lisbon's west side, defined by the white dome of the 18th-century Basilica da Estrela, the five-hectare romantic gardens of the Jardim da Estrela opposite it, and a lattice of elegant 19th-century residential streets climbing toward the river. It blends seamlessly into Lapa, traditionally Lisbon's most aristocratic district and home to a remarkable concentration of embassies and consulates, giving the area a discreet diplomatic-residential character. Period mansions, palacetes and high-ceilinged noble apartments - many beautifully restored - sit alongside the British Cemetery and Anglican St George's Church, a reminder of the long-standing British community. The Assembleia da Republica is a short walk downhill, and the historic 28 tram trundles past the basilica toward adjacent Campo de Ourique, reinforcing the sense of a calm, established, walkable enclave inside the capital. The investment thesis is blue-chip and supply-constrained rather than speculative. Estrela/Lapa is among Lisbon's priciest residential addresses at roughly EUR 7,300-7,700 per sqm, with very limited new stock - most product is restored period buildings, not greenfield development - which underpins value resilience. Crucially, the tax and visa landscape has shifted: Portugal abolished the Golden Visa real-estate route in October 2023, and the original NHR regime closed to new applicants from January 2025, replaced by the narrower IFICI ('NHR 2.0'). Demand here is therefore driven by lifestyle relocation, diplomatic and expat tenancy, and long-let income rather than visa-shopping capital - exactly the broad, durable tenant base that suits a prestige central core. A new Estrela metro station (targeted ~2025-2027) is an additional medium-term tailwind.
