About Avenidas Novas

Laid out during Lisbon's turn-of-the-20th-century expansion, Avenidas Novas ('New Avenues') was the city's first planned grid of wide, flat, tree-lined boulevards radiating from Saldanha along the Avenida da República axis. The result is a rare three-century architectural layering: Art Nouveau and Art Deco residences and the 1909 Liceu Camões sit alongside mid-century apartment blocks and contemporary glass-and-steel office towers. The district today reads as relaxed but sophisticated, embassies, foundations, universities (ISCTE, with Instituto Superior Técnico's Alameda campus adjacent), the Calouste Gulbenkian Foundation and its gardens, and Lisbon's principal business spine around Saldanha and Picoas. The investment thesis is stability over speculation. Avenidas Novas and adjoining Saldanha cater to corporate tenants, relocated executives, students and professional families, supported by deep transport links and newer, lower-maintenance building stock than the historic centre. Asking prices run roughly €8,300-€9,285/sqm, placing it among Lisbon's premium tiers. International buyers have historically under-discovered the area relative to Chiado or Príncipe Real, and broad, year-round long-term tenant demand makes it a steadier income play than the higher-yield tourist quarters.
