South Pattaya is the city at full volume. This is the entertainment and commercial heart, Walking Street's neon, the Bali Hai Pier where island ferries depart, and the beachfront run of Central Festival and Royal Garden Plaza, all packed into the most walkable district in a notoriously car-dependent city. You can live here without ever starting an engine. For investors the draw is occupancy. As the tourist and nightlife core, South Pattaya generates the region's strongest short-let demand, supporting gross yields near 6-7% on well-managed units, even though purchase prices sit around the THB 70,000/sqm citywide average. The honest counterweight is that this is a tourism play: income is seasonal and tied to visitor flows, the noise and crowds rule it out for most families, and the wider market grows only ~3% a year, so the thesis is income- and occupancy-led rather than appreciation. Foreigners own condos freehold within the 49% building quota; land is leasehold-only.
