Hulhumale Waterfront runs along the island's eastern shore, where a long man-made beach and a seafront promenade give the planned city a resort-style face. City hotels, guesthouses, dive shops and beachfront cafes cluster here, drawing domestic tourists and weekenders, with Velana International Airport just across the lagoon adding to the area's hospitality logic. Investment is firmly a leasehold-and-operations story rather than ownership. Foreigners cannot hold freehold property anywhere in the Maldives, so exposure here comes through long commercial or residential leases, guesthouse and city-hotel operation, or licensed development.
