Grzegórzki sits immediately east of the Old Town, close enough that much of central Kraków is a walk away. It is the city in motion: the Hala Targowa market, a booming bistro scene, the Krakow University of Economics campus and the Rondo Mogilskie tram interchange give it constant energy and unrivalled connectivity. Some streets carry rail-corridor noise, but the trade-off is being everywhere at once. For investors it has been the standout performer, the city's priciest district per metre and one of its fastest-appreciating, at ~+15% year-on-year. Deep student and corporate rental demand plus active new-build supply make it a core growth-and-income holding, though rapid price gains mean yields are tightening and buyers should mind the entry point.
