Grand Gaube is the most authentic of the cluster, a genuine working fishing village on the northeast coast, anchored by two well-known resorts (LUX* Grand Gaube and the adults-only Veranda Paul & Virginie) and free shuttles to nearby Grand Baie. It trades buzz for tranquillity and unspoilt local character, with a calm lagoon and views to the northern islets. For investors, Grand Gaube is the value and emerging-growth corner of the north: villas average well below Grand Baie/Mont Choisy, while new luxury developments like Mythic Grand Gaube introduce large-plot villas and PDS-style stock for foreign buyers. The trade-off is lower liquidity and quieter rental demand (~5–7% gross), but the entry pricing, resort infrastructure and northeast-development thesis make it attractive for buyers prioritising value and longer-horizon appreciation, with the US$375,000 residence-permit route available on qualifying schemes.
