Çankaya is the capital's diplomatic and affluent heart, holding most foreign embassies, the Anıtkabir mausoleum, the Atakule tower and the leafy, walkable café streets of Kavaklıdere, Tunalı Hilmi and Ayrancı. Parks like Kuğulu and Seğmenler give it a green, settled feel. Demand is overwhelmingly domestic, diplomats, senior civil servants, professionals and academics from nearby Bilkent, Hacettepe and METU, with very low rental vacancy. Buyers pay the city's highest per-m² prices for safety, prestige and walkable amenities, accepting yields compressed by those premiums and real returns well below the nominal lira headline.
